Should you wait until the spring to list your home, or list right after the holidays?
I advise sellers that one of the best times to list is actually right after the holidays. It’s great to have their home ready to go on the market right after the first of the year, when all the fluff and hype is done.
Why, you make ask? Most listings come on the market the second quarter of each year. So if you wait for the spring, there’s going to be a dramatic increase in the number of other homes coming on the market that you’re actually competing with.
It’s inevitable. The number of homes for sale actually goes down about 40 to 60% in January and February as compared to the springtime. I know, everyone thinks there are more buyers during the springtime, so that’s the obvious time to list their home. But that also means more competition with other homes on the market for you! Winter buyers are serious buyers too! If you’re selling, you want more money, right? Well of course you do. Which means that right after the holidays is an excellent time to sell.
